There are three different Sycamores
This is the most useful thing on this page. Three organizations draw the Sycamore boundary three different ways, and they are not interchangeable. It is why two websites can publish noticeably different Sycamore median prices and both be calculating correctly. They are not measuring the same collection of homes.
The strict definition
THE ASSOCIATION
Sycamore Homes Association: 649 custom single family homes across roughly 250 acres, with about 10 acres of parks, walking paths, clubhouses, pools, tennis and pickleball and other recreation, with facilities on both sides of Sycamore Valley Road. This is the only Sycamore with a recorded boundary and a dues obligation.
The market definition
BROKERS AND PORTALS
A wider group of nearby subdivisions that brokers and listing portals routinely file under Sycamore. Local descriptions include Sycamore Hills, Sycamore Creek and Dansborough, and some portal boundaries also pick up Brookside and Tunbridge. These homes may have a different association, or none.
The Town definition
SYCAMORE VALLEY
The Town of Danville's Sycamore Valley planning area: more than 2,500 acres bisected by Sycamore Valley Road, containing multiple separately named neighborhoods. Town documents reference Sycamore Homes, Diablo West, Danville Woods, Danville Crest, Dansborough and other Sycamore and Laurel neighborhoods. Sycamore and Sycamore Valley are not the same thing.
Practical consequence: the pocket can change the association, the dues, the school assignment, the housing type, the traffic exposure and the correct resale comp set. A portal price per square foot calculated across all three definitions at once is not a number to make an offer on.
One name, several associations
Core Sycamore has a real association with substantial recreation infrastructure: pools, clubhouses, parks, tennis and pickleball, basketball, volleyball and trails. But the association's own site also identifies smaller associations underneath and alongside it, and some homes marketed as Sycamore have no association at all.
SMALLER ASSOCIATIONS IDENTIFIED
Sycamore Hill and Sycamore Glen, each identified as 44 unit associations. Briar Chase. Sycamore Attached Homes I and II. Cluster home associations. Each carries its own dues level and its own division of responsibility for exteriors and common area.
AND SOME HAVE NO HOA
Brookside Place is the clearest example. Homes there can be marketed in the Sycamore conversation while carrying no association obligation at all, which is a feature for some buyers and a loss of amenity access for others. Confirm membership from the disclosure package, not the listing description.
What the dues actually are
The association does not publish one current universal dues schedule publicly, so we are not going to print a single number as though it applies everywhere in Sycamore. What we can show is the range visible in current publicly marketed properties.

That spread is the whole point. Two homes both described as Sycamore can carry monthly association costs that differ by five hundred dollars or more, because they belong to different associations providing different things.
The pockets that genuinely read differently
The original core
LATE 1960s TO 1970s
Detached custom homes, generally built around 1967 to 1980, with mature landscaping and the full association amenity package. Interior courts and cul de sacs around Morninghome, Old Orchard, Derbyshire, Pennington and Arthur are where buyers concentrate, particularly on flat usable lots.
Tunbridge Estates
THE 1990s ADDITION
Substantially newer stock than the original core, built in the mid 1990s, with larger homes including floor plans past 3,000 square feet and three car garages. Recent 2026 sales show these larger, newer, well positioned homes reaching a higher pricing tier than much of the original subdivision. This is a different product, not a better street.
Brookside Place
NO ASSOCIATION
Can command a premium when a property combines a quiet setting, a larger lot, single level design and no association obligation. Recent sales show renovated examples competing very well with core Sycamore. The trade is no automatic access to the recreation package.
Attached Sycamore
HILL, GLEN, CLUSTER
Sycamore Hill, Sycamore Glen, the attached home associations and the cluster homes. Lower acquisition cost, less exterior maintenance, the Danville location and neighborhood amenities, and substantially higher monthly dues with less control over the exterior. A completely different purchase from a 3,000 square foot detached home.
In Sycamore, buyers pay for the lot before the street name
There is no universally premium Sycamore street, and anyone who tells you there is one is selling. Lot position and house type decide it. What buyers repeatedly pay up for is a quiet interior court or cul de sac position combined with a flat usable lot, greenbelt or open space backing, privacy, a single level layout, three car parking, or a substantial completed renovation.
The discount side works the same way. We would not label an entire Sycamore street as undesirable, because the discount attaches to a property's position on the street, not to the street. Buyers get cautious about homes that directly back Sycamore Valley Road, have obvious outdoor traffic noise, sit near the western Interstate 680 interchange, or occupy busier collector and corner positions compared with an otherwise similar house on an interior court.
CREEK ADJACENT PROPERTIES
Homes near a creek deserve separate drainage and flood diligence. Danville's planning documents acknowledge creek and floodplain issues within developed areas, but the risk is parcel specific. It would be inaccurate to label a whole Sycamore creek pocket as a flood problem, and equally wrong to skip the question on an individual property.
Sycamore Valley Road: measurable, not anecdotal
The Town identifies Sycamore Valley Road as one of Danville's major transportation corridors, and historical traffic counts in the Town's bicycle plan put volumes in the high 20,000 vehicles per day range. A Danville environmental noise study measured approximately 65 dBA CNEL at a location roughly 145 feet from the roadway centerline.

We could not verify any rigorous study establishing that backing Sycamore Valley Road automatically reduces value by 3 percent, 5 percent, 8 percent or any other fixed amount, so we are not going to publish one. Direct road exposure usually creates a resale adjustment, but the amount has to be established by comparing similar Sycamore homes sold at about the same time, one with road exposure and one without.
A remodeled road backing property can still sell for more than an original condition interior property. Which is exactly why comparing sale prices without controlling for size, condition, lot and floor plan produces a bad number and a bad offer.
Four things buyers consistently get wrong

That everything called Sycamore is the same neighborhood. The single biggest mistake here. Association, dues, housing type, schools and comps all move depending on the pocket.

That Sycamore and Sycamore Valley mean the same place. The Town's Sycamore Valley planning area exceeds 2,500 acres and includes numerous neighborhoods well beyond the original association.

That there is one HOA structure. The primary association exists, but the official site also identifies Sycamore Hill, Sycamore Glen, Briar Chase, attached home associations and cluster home associations. Some Sycamore marketed homes have no association at all.

That Sycamore Valley Elementary is automatically the school. It is not, and the name makes people assume it. Elementary, middle and high school paths all differ across the broader Sycamore area.
Build era: two similar looking houses, very different condition
Core Sycamore is primarily late 1960s through the 1970s, generally around 1967 to 1980, with broader Sycamore area definitions extending into the middle and late 1980s and Tunbridge Estates arriving in the 1990s. In 2026 that puts much of the original stock at roughly 45 to 60 years old.
A beautifully remodeled 1970s Sycamore house may have had the kitchen, bathrooms, windows, HVAC, electrical, plumbing and exterior systems addressed. Another house with attractive paint and flooring may still have substantially older infrastructure behind it. For this era we look hard at electrical systems and panel capacity, sewer and plumbing, roof age, HVAC, windows, insulation, drainage, pool equipment where it applies, and whether additions or major remodels were actually permitted.
WHY THE PRICE SPREAD IS SO WIDE
Buyers here are not merely comparing square footage. They are comparing how much of a 50 year old house has already been dealt with. That is what produces the unusually large gap between an original condition Sycamore home and a thoroughly modernized one.
The approval step that can kill a plan
We could not verify a publicly available blanket rule in the association documents saying something like no accessory dwelling units or no additions, so we will not publish one. The real warning is narrower and more useful: do not assume you can expand the house or substantially change its exterior before reviewing the current architectural rules for that specific property.
For attached properties there is another layer, because common area ownership can reach windows, roofs, fences, exterior walls and additions. The right move during a transaction is to read the current CC and Rs, the architectural guidelines and the association documents for that exact property, and to check current Town regulations, lot configuration and easements before assuming what can be built.

Does the market pay it back? Sometimes, and not equally. The 2025 Cost versus Value study for the San Francisco market found a minor midrange kitchen remodel recovering more than 100 percent of cost in estimated resale value, while a major midrange kitchen came in closer to 49 percent, a midrange bath around 74 percent, and upscale bath work materially lower. Those are metro benchmarks, not Sycamore specific guarantees.
The Sycamore lesson: the market pays well to eliminate obvious datedness. It does not necessarily reimburse an owner dollar for dollar for turning an already functional house into a designer showpiece. In a neighborhood carrying this much 1960s and 1970s inventory, that distinction decides whether a remodel was an investment or a preference.
Schools: the boundary really does split this area
This is one of the most important things buyers get wrong about Sycamore. Both the elementary and the secondary path can differ within the broader area people casually call Sycamore.

Who Sycamore fits, and who it does not
Sycamore competes particularly well for the buyer who wants to move up in house size and lot usability without leaving established central Danville.
A GOOD FIT IF YOU WANT
Four or five bedrooms. A usable yard, a private pool or room for one. Mature trees and established streets. Community recreation and Iron Horse Trail access. Single level options. More privacy than a smaller tract home provides. A central 94526 location. And the willingness to evaluate an older home's condition properly, because that is where the value sits.
PROBABLY NOT IF YOU WANT
Brand new construction, completely modern floor plans and current building standards without remodeling. Zero association involvement and maximum freedom to modify the exterior. Estate scale acreage or gated privacy. Minimum monthly carrying costs, which can rule out some attached product at several hundred dollars a month. And it is the wrong place to buy adjacent to Sycamore Valley Road if you are highly sensitive to traffic noise.
Detached versus attached, and why the portal math misleads
Detached housing is the core Sycamore story: the main association describes 649 custom single family homes. But attached housing is a meaningful part of the broader neighborhood, and the two products serve genuinely different buyers.
DETACHED MAKES SENSE FOR
Private lot space, greater exterior control, a pool, expansion possibilities, additional parking and privacy. Lower monthly dues, higher acquisition price, and all of the maintenance is yours.
ATTACHED MAKES SENSE FOR
A lower acquisition cost, less exterior maintenance, and access to the Sycamore and Danville location without buying a larger detached house. Higher monthly dues, currently reported in the high $600s to low $700s a month for some attached properties, and less exterior control.
This housing mix is a second reason a generic online Sycamore price per square foot can be misleading. Blend 1,300 square foot attached homes with 3,000 square foot detached homes across three different boundary definitions and the resulting number describes nothing you can buy.
Resale: durable, not the town's price leader
Sycamore holds value well, and it is not Danville's universal price leader. Here is where it actually sits.

Neighborhood medians move monthly and depend heavily on which home types happened to sell. The townwide figure is higher partly because it includes much more expensive West Side, Diablo and estate inventory.
So the honest position is a durable move up segment that generally sits above Greenbrook and below Danville's top prestige and estate tiers. We are not going to tell you Sycamore appreciates faster than Danville, because the available data do not prove it, and neighborhood year over year median changes are heavily influenced by sales mix.
THE SAFEST RESALE COMBINATION
Quiet position, good lot, detached home, useful floor plan, updated condition. Within Sycamore that combination is what buyers keep competing for, and it is what holds up when the market softens.
Is this where Greenbrook owners move up to?
Often, yes. Sycamore is a logical next rung above Greenbrook rather than an entirely different buyer pool. A Greenbrook owner who wants more square footage, a larger lot, more three car garage inventory or a stronger recreation environment can move into Sycamore without changing the established 94526 lifestyle much.
We could not find a credible dataset tracking where an individual Greenbrook seller subsequently buys, so we will not publish a statistic saying most Greenbrook owners move to Sycamore. The product and price ladder supports the relationship on its own. The buyer who wants acreage, a highly custom property or a different prestige tier tends to skip Sycamore entirely and look at West Side Danville or Diablo.
Sycamore is one of the logical move up choices for a
Greenbrook owner, but it is not simply more expensive Greenbrook. The housing stock, the association structure and the individual pockets are considerably more varied.
